Why Preston runs out of room

The dominant pattern is the block to townhouse trade. Somebody sells a house on 600 square metres with a shed, a carport and thirty years of accumulation, then moves into a three bedroom townhouse two streets away with a single garage. The floor area is similar on paper. The storage capacity is not remotely similar, because sheds and carports do not appear in the listing measurements. What was absorbed by the yard now has nowhere to go.

That gap tends to catch people by surprise on moving day rather than during the search, which is why a lot of Preston bookings are made in the fortnight before settlement rather than months ahead.

The second driver is the build itself. If you are knocking down and rebuilding, or doing a substantial extension, you need somewhere for the contents of a whole house for six to twelve months. That is a different job to holding a few boxes, and it usually means a 15m² unit or larger.

The third is the High Street and Preston Market trade. Retailers, market stallholders, hospitality operators and tradespeople all deal with the same constraint: shop space is expensive and back of house is small. Holding stock, seasonal display, equipment and paperwork off site is often cheaper than renting the extra square metres on the strip.

Getting to Coburg North from Preston

Murray Road runs directly west from Preston to Newlands Road. From the northern end near Bell Street, Bell works just as well and often better. From West Preston you are already most of the way there.

Most trips are under 10 minutes outside peak. If you are moving a full house, new customers get free use of a move in truck, van or trailer, and there are undercover loading bays so you are not unloading in the rain.
