Self Storage Reservoir

Most of Reservoir was built on quarter acre blocks for families who then stayed put. Forty and fifty year tenures are common, and so is the situation that follows: a shed, a garage, a carport and a back corner of the yard, all full, and a household that has genuinely never had to throw anything out because there was always somewhere to put it.

When that changes, it changes all at once. A parent moves into care, a house sells, or the block gets subdivided and half the yard disappears. Suddenly decades of accumulation needs sorting, and it needs sorting on a settlement timeline rather than at a comfortable pace. A unit turns that into a job you can do over months instead of over a weekend, which is usually the difference between sorting properly and skipping the lot.

Subdivision is the second driver, and it is happening across Reservoir at scale. Two townhouses on a block that held one house means the shed is gone, the carport is gone, and the new garage holds a car and not much else. Households that never needed storage in their lives suddenly do.

The third is the vehicles. Reservoir has more caravans, boats and trailers per street than the inner suburbs do, largely because there was historically room for them. When the room goes, the caravan still exists, and street parking a caravan is not a long term plan.
