Density is the whole story here, but it plays out in a few distinct ways.

Apartments are the obvious one. A one bedroom flat with no cage and no balcony worth using has nowhere for a bike, let alone two bikes, a surfboard and a winter wardrobe. Newer developments are often worse than older ones on this front, because the storage cages that were standard twenty years ago are now the first thing cut from a floor plan.

Share houses are the second. The spare room is somebody’s bedroom, the garage is somebody else’s bedroom, and every housemate has arrived with furniture that does not quite fit. When one person moves out and another moves in, the surplus has to go somewhere for a while.

Then there is the churn. Brunswick turns over tenants faster than most suburbs, and rental gaps are routine. Your lease ends on the Saturday, the new place is not available until the fifteenth, and you need somewhere for a fortnight. That is a real and common problem, and the answer is a one month minimum with no lock in contract rather than a six month agreement you cannot get out of.

Finally, Brunswick makes things. Musicians, artists, furniture makers, market stallholders, people running an online shop out of a bedroom. Studio space is expensive and shrinking, and a storage unit is often the cheaper half of the solution.
