Why Northcote runs out of room

Three things happen here more than in most suburbs.

The first is that the houses are small and the households are not. A two bedroom cottage that once held a family of four still holds a family of four, except now with bikes, sporting gear, camping equipment, instruments and the accumulated stuff of modern life. There is no attic, no basement and often no shed. Things end up in the hallway.

The second is renovation. Northcote has been renovating for thirty years and shows no sign of stopping. Rear extensions, second storeys, kitchen rebuilds. The problem is always the same: you cannot work around your own furniture when the back of the house is open to the weather, and moving it into the front room just relocates the obstruction. Most people clear two or three rooms out entirely for the duration.

The third is that a lot of Northcote rents. Leases end, the new place is not ready for a fortnight, and the gap has to go somewhere. Getting to Coburg North from Northcote

From the Westgarth and High Street end, Separation Street across to Sussex Street is the direct run. From Croxton and the northern end, up St Georges Road and west along Murray Road is usually quicker. Either way it is around 10 minutes outside peak, and the Merri Creek crossings are the only real constraint.
